Background
SCP Capital Limited were seeking planning permission for a proposed care home in Coventry. The site was previously an HMO and the local authority had requested an air quality assessment in support of the planning application. The client instructed Aeolus Air Quality Consulting (AAQC) to act as the air quality consultant.
Problem
The garden of the proposed development was bounded by a busy A road, used by over 50,000 vehicles each day. The local authority required assurances that air quality at the external amenity area would be suitable for the future occupants.
Solution
A scope of work and methodology was agreed with the local authority. Dispersion modelling was undertaken to determine the air quality constraints across the site.
The model outputs were worked up into a contour plot and discussed with the client. Design changes were made in the external amenity area to mitigate any potential air quality impacts for the future occupants.
Outcome
The local authority accepted the air quality assessment and mitigation measures proposed. Planning consent was granted in July 2021, the care home is now built and occupied.
